Deerfield's Priciest June Sale Closes at $549,650 While Most Prices Stay Hidden

DEERFIELD -- A home on Meadow Wood Drive sold for $549,650 in late June, the highest price among a dozen Deerfield property deeds recorded between June 19 and July 18. Only three of the 12 transactions included a disclosed sale price, limiting how much the month's deed activity reveals about local values.

MARKET OVERVIEW Twelve deeds were recorded in Deerfield during the period, but just three listed a consideration amount. Among those three, prices ranged from $123,812 to $549,650, with a median of $379,000. The other nine transactions — including several trust, family and bank-related transfers — were recorded without a disclosed price, which is common for certain deed types such as trustee transfers and bank-to-bank assignments. Because three-quarters of the period's recorded deeds carry no price data, the raw count of 12 transactions does not by itself indicate whether buying and selling activity was stronger or weaker than usual.

NEIGHBORHOOD BREAKDOWN Meadow Wood Drive is the only address with more than one recorded deed in the period: 21 Meadow Wood Dr. and a second deed listed as 21 Meadowwood Dr., both recorded June 22 and both naming Carolyn J. Burns as seller. No other street in the dataset had more than one recorded transaction.

By price tier, among the three disclosed sales, one exceeded $500,000 (21 Meadow Wood Dr.), one fell between $250,000 and $500,000 (34 Mathews Rd. at $379,000), and one was under $150,000 (155 N.
