Deerfield Zoning Board hears Conway School housing analysis showing affordability tops residents' concerns. Planning and Economic Development Coordinator Alex Galloway introduced Conway School of Design students Annika Lackner, James Riley and Celine Voyard, whose survey of 107 residents found more than 80 percent cite affordability as their top housing priority, with average rents near $1,700 and mortgages near $2,600. The students flagged Deerfield's minimum lot sizes, which jump 25 percent for duplexes and 50 percent for multi-family homes in the Central Village Residential District, and its 100-to-200-foot frontage minimums as key barriers to smaller-scale housing.

Land Use Coordinator Amy Hahn said the town's "raised mound" septic bylaw remains an obstacle, noting "almost no lot that's undeveloped right now can perk." The board welcomed new member Elaine Cournoyer and voted 3-0 to adjourn, postponing approval of its January 14 minutes.
