Deerfield Planning Board Approves Reduced Parking Permit for 12-Unit Sugarloaf Street Project
DEERFIELD — November 21, 2025 — Deerfield Planning Board approves reduced parking special permit for a 12-unit mixed-use building at 2 Sugarloaf Street. The board voted 6-0 at its November 21 remote meeting to grant the permit to Sugarloaf Development LLC, allowing 1.5 designated parking spaces per residential unit rather than the 2.5 required under the town's zoning bylaw, based in part on a finding by Police Chief Pachurik that the shared rear lot serving two adjacent parcels — totaling roughly 34 spaces — provides adequate off-street supply. Attorney Tom Reedy of Bacon Wilson and engineer Tom Johnson of Proterra Design Group represented the applicant, noting the applicant owns the neighboring building at 4 Sugarloaf Street and that commercial tenants are expected to rely on on-street and municipal lot parking as is common downtown. Conditions require a recorded shared parking agreement and private-lot signage designating spaces for residents in the aggregate before any certificate of occupancy issues. Holiday Pizza owner Aristides Theodoropoulos urged the board to consider existing parking shortfalls, warning that adding 12 apartments to the dense downtown block would push residents into street spaces his customers depend on.
